Cinnaminson sits on the Delaware in the western corner of Burlington County, close enough to Philadelphia that the bridges are a routine part of the day and far enough out that the streets still feel like a township. It is one of the most established suburban markets in this part of the county — largely built out, heavily mid-century, and organized around named neighborhoods that most locals can place instantly.
The housing here tells you when it was built. Rolling Green, Ravenswood, Fountain Farms, Glenmead, Wellington Park and Pheasant Run are streets of split levels, bi-levels and ranches on quarter- and half-acre lots, the kind of solid post-war stock that trades steadily and rarely sits. Cinnamin Crossing anchors the upper end with larger, newer colonials, and there are a handful of substantial older properties along Riverton Road that are in a category of their own.
What sets Cinnaminson apart from its neighbors is the depth of its attached market. Condos and townhomes are not an afterthought here — Cinnaminson Harbour is a large riverside community with its own gym, pool, clubhouse, dog park and walking trails, and the association covers the exterior, which is exactly what a lot of buyers coming out of a single-family house are looking for. Westfield Leas, Siena and Water Club Towns add more, and a good share of all of it trades under $400,000, which is the realistic entry point into the township.

Cinnaminson runs its own school district straight through, PreK to Cinnaminson High School, with no regional arrangement — which is simpler than most of its neighbors and something buyers comparing towns should know. Route 130 and Route 73 run the township, the Betsy Ross and Tacony-Palmyra bridges put Philadelphia minutes away, and the NJ Transit RiverLine stops here, close enough to the Harbour to walk.
