Beachfront Homes in Ocean City
Beachfront in Ocean City holds its value better than almost any address on the Jersey Shore, and the reason has less to do with the sand than with the town behind it. This has been a dry town since Methodist ministers founded it in 1879, and everything downstream of that decision — clean beaches, no bar scene, families returning across generations — is why demand for the front row here never really softens. Other shore towns have oceanfront. Ocean City has oceanfront with eighty years of the same families coming back to it.
The first thing to settle is which part of the beach you actually want, because the island does not have one character, it has three. The middle of the boardwalk is the action — Gillian's Wonderland Pier, Playland's Castaway Cove, Manco & Manco, foot traffic from morning to late. The north end is quieter while still being a short walk from all of it. And south of the boardwalk's end the island turns almost entirely residential, where beachfront means a house rather than a building. Those are genuinely different purchases and they are priced differently.
Ocean Colony at 935 Ocean Avenue is as close to the boardwalk as you can buy, sitting directly on it between 9th and 10th with private boardwalk access from the building. It is the most amenity-heavy address on the island, and being that close to the piers is the whole proposition — you either want to hear the boardwalk in July or you do not, and it is worth standing on the deck before you decide which one you are.
Gardens Plaza at 921 Park Place is the eleven-story high-rise on the beach at 3rd Street, and the upper floors are where the genuinely uninterrupted ocean views on this island are. It sits on the quieter north end of the boardwalk with the amusement piers still an easy five-minute walk, which is the balance a lot of buyers are actually looking for without being able to name it.
Watsons Regency at 901 Ocean Avenue sits a block off the beach at 9th Street, which puts it in the dead center of everything — the Music Pier, Castaway Cove and Manco & Manco all on foot. A block back from the sand is a meaningful discount from a true oceanfront line, and for a buyer who plans to be on the beach rather than looking at it, that trade often makes sense.
On the house side, the Gold Coast is the stretch buyers name first, and The Gardens at the north end is the island's most established beach neighborhood. The classic beach bungalows give the town much of its character and turn up close to the sand more often than people expect. Working back from the water, the numbered streets and named avenues each carry their own feel — Asbury, Wesley and West among them — and the difference between one block and the next is real money here.
Elevation and flood insurance drive the true carrying cost of an oceanfront property more than the asking price does, and they vary house to house rather than street to street. The elevation certificate, the foundation type and whether the structure has been raised will move your premium substantially. Ask for that certificate early on anything you are serious about — on a barrier island it is the most consequential piece of paper in the file and the one buyers most often forget to request. In a building, the parallel questions are what the master policy covers, what falls to the unit owner, and whether the reserves are honestly funded.
What comes with a beachfront address here is a town that works year-round rather than emptying out in September. The boardwalk runs two and a half miles. The Asbury Avenue downtown shopping district is part of ordinary daily life rather than a seasonal strip. Three bridges connect the island to the mainland, the most scenic being the Howard S. Stainton Memorial Causeway — the Route 52 span better known as the 9th Street Bridge — whose two-plus-mile walking and biking path across Great Egg Harbor Bay is a destination of its own. The Ocean City School District runs all three of its schools on the island, including Ocean City High School.
If the ocean side prices past where you want to be, the island's bayfront puts you on the water with boat access at a very different number, and the full Ocean City condo market runs to more than forty named buildings, plenty of them a row or two back from the sand for meaningfully less. Anything newly built shows up under new construction. Beachfront is the thinnest inventory on the island, so watch the recent Ocean City closings rather than the asking prices, check the market report for direction, and track just-listed homes so you are early when the right block comes available.
