Woolwich Township spent most of its history as farmland and then, in the space of about fifteen years, became one of the fastest-growing municipalities in New Jersey. What that left behind is a township of roughly thirty named subdivisions, most of them built since 2000, running from townhomes in the high two-hundreds to estate homes past a million. It is one of the newest housing stocks in Gloucester County, and for a certain kind of buyer that is exactly the appeal.

The address confuses people, so it is worth saying plainly: almost every home here carries a Swedesboro 08085 mailing address, but Swedesboro is a separate borough with its own government and its own tax rate. Woolwich wraps around it. A Swedesboro address can also mean South Harrison Township, which is a third municipality again. If you are shopping this ZIP code, the mailing address will not tell you which town you are buying in.

The attached market is deep for a township this size, and the communities are genuinely different from one another. Pepper Farm Towns, Strawberry Fields, Courts at Woolwich and Westbrook at Weatherby all offer garages and generally trade in the high three-hundreds to high four-hundreds. Lexington Mews is the entry point and the exception — no garages, some homes built back-to-back with no rear yard, and prices starting near $290,000. It is the most affordable way into this township by a clear margin, and it also tends to sit on the market longer, which is worth knowing on both sides of a transaction.

At the other end, Woolwich has a real estate tier that surprises people. Gentry Estates, Hunters Run, Scotts Glen Estates, Preserves at Oldmans, Natures Walk and The Ridings at Woolwich run from the low eight-hundreds past $1.1 million, on three thousand to nearly six thousand square feet. Homes on an acre or more are common out here, and pools come with the territory at that level.

For 55+ buyers, the answer is essentially one community under three names. Four Seasons at Weatherby is the K. Hovnanian active-adult section and carries most of the inventory, generally $380,000 to $530,000, with Preserve at Weatherby and The Preserves sitting above it as later, higher-priced phases on the same streets. Anyone searching one of those three names should be looking at all of them, and most buyers don't know that.

Schools here are Kingsway Regional High School, shared with South Harrison, East Greenwich and Swedesboro — a large regional district and a significant part of why families keep choosing this township. Route 322 runs through, the Commodore Barry and Delaware Memorial bridges are both close, and the New Jersey Turnpike interchange at 295 puts Philadelphia and Wilmington within an easy commute.
