Valleybrook is really six sections, though, and which one you are in changes the product entirely. The Links is the section actually on the golf course, with the back rows facing open fairway. Beyond Valleybrook, the choice splits into brand-new and established. On the new-construction side, Little Pond — J.S. Hovnanian's community on the old golf center at Chews Landing — and Chase Pointe by Lennar are delivering current floor plans with warranties. For resale value, established communities like Cherrywood and La Cascata toward Clementon, along with Iron Gate and La Bonnie Vie, tend to turn over at lower price points.

The appeal is consistent across all of them: a lower price and a lower-maintenance lifestyle than a single-family home, with the association handling the exterior work. Add the commuter access — the Black Horse Pike, Route 42, and the Atlantic City Expressway — and it's easy to see why first-time buyers, downsizers, and investors all shop the same inventory.
