Condo & Townhome Living in Washington Township
Washington Township has one of the widest attached-home markets in Gloucester County — close to twenty distinct communities running from one-bedroom garden condos up to three-bedroom townhomes over twenty-four hundred square feet. That range is unusual, and it means the real question here is not whether something fits your budget but which tier you are actually shopping in, because the gap between the bottom and the top of this market is enormous.
Before the communities, one thing that confuses almost everyone. Washington Township homes come up under three different mailing addresses. Most carry a Sewell 08080 address. Some come up as Turnersville. And a handful — including Liberty Forge, Sawyers Creek and part of Birches West — carry a Blackwood 08012 address while sitting squarely in Washington Township, Gloucester County. That matters more than it sounds like it should, because there is another Blackwood a few miles away in Gloucester Township, Camden County. Different county, different municipality, different school district, different tax rate. A buyer searching "Blackwood condos" can easily end up looking at two completely different markets and never realize it. Knowing which side of that line a home sits on is worth asking about before you tour, not after.
At the top of the market sit the newer townhomes. Pinnacle Place is the one to know — 2019 construction, three bedrooms and two and a half baths at around nineteen hundred and sixty square feet, attached garage, a flexible finished lower level and rear decks that back to trees on the better lots. These trade into the four hundreds, which puts them above much of the township's single-family stock. Parkwood Manor is the close cousin, built around 2018 in the same three-level format with an entry-level family room, a deck off the main floor and fenced yards with paver patios. And The Townes at Washington Square is the largest attached product in the township outright, running past twenty-four hundred square feet with a garage.
Hunt Club deserves its own mention, and not for the units. It is one of the best-run associations around here, and the amenity package is genuinely unusual for a condo community — a pool, clubhouse, a lake, playground, walking paths, pet-friendly areas and pickleball courts. The association has also completed siding and roof work across all its buildings, which is exactly the kind of thing that separates a community you can buy confidently from one where a special assessment is waiting for you. When people say a well-managed association is worth paying for, this is what they mean.
The middle of the market is where most of the inventory lives and where most buyers land. Canterbury Mews is the most consistently active — two-bedroom units with a clubhouse and community pool, cathedral ceilings and fireplaces in many, and private decks. Newtown Commons, Peachtree and The Meadows sit in the same band and turn over steadily, all two-bedroom product in the eleven hundred to fifteen hundred square foot range. Liberty Forge and Severan are smaller and list only a few times a year, but they offer three and four bedrooms in twin format for buyers who want more room and only one shared wall. Sawyers Creek is small and sits toward the upper end.
At the entry end, Birches West is where a lot of first purchases and downsizes happen — twin colonials, three bedrooms, fenced yards, and enough of them turning over that you are not waiting long. The Clusters and Washington Place are the most affordable attached homes in the township, mostly one and two bedrooms, and Fries Mill Estates rounds that group out. These are the communities where an investor and a first-time buyer are often bidding on the same unit, so they move faster than their price point suggests.
One community that is not on this page: Parke Place is age-restricted. The units look like the rest of the township's condo stock and the price sits right in the middle of the market, but it is a senior community with its own pool, clubhouse and landscaped grounds — and if you are not age-qualified you cannot buy there regardless of what you are willing to pay. Worth knowing before you fall for a listing.
Whichever tier you land in, ask two questions in every community. What the monthly fee actually covers — roofs and siding especially, since those are the expensive ones — and what the reserve fund looks like. A low fee at an aging community is not a bargain, it is a deferred bill. Everything currently for sale across every attached community in Washington Township is above, straight from the MLS.
