Westampton runs along the Rancocas Creek in the middle of Burlington County, and it covers more ground and more kinds of housing than most people expect. Inside one township you get golf-course living, a full range of townhome communities, a set of large-lot estate neighborhoods, and a preserved colonial village that predates almost everything around it. There is no single Westampton product — which is the main thing to understand before you start looking.

Deerwood Country Club anchors the upper end, a golf community with both attached and detached homes on streets named for famous courses. The estate neighborhoods sit apart from it — Irick Woods, Dogwood Acres, Dogwood Estates and Saddle Ridge are where you find homes on an acre or more, which is genuinely scarce in this part of the county and is the most distinctive inventory the township has.

The middle and entry of the market is where most of the volume is. Holly Hills is the largest detached neighborhood and covers a wide span on its own. Tarnsfield, Spring Meadows, Rolling Hills, Rolling Hills East and Laurel Run carry the townhome and attached inventory, and roughly half of everything in the township trades under $400,000. Fernbrooke adds a small 55+ community for downsizers who want to stay local — inventory there is limited and worth watching rather than checking on occasionally.

Then there is Rancocas. The historic village of Rancocas sits inside Westampton Township but carries its own ZIP code and its own postal name, so listings there read "Rancocas" rather than "Westampton." It is a preserved colonial Quaker village of eighteenth- and nineteenth-century houses on a tight street grid, and buying there means buying in Westampton Township — same municipality, same taxes, same schools — even though the address says otherwise.

On schools, Westampton runs PreK through eighth locally and then joins the regional high school. Holly Hills Elementary on Ogden Drive takes PreK through third grade, Westampton Township Middle School on Rancocas Road takes fourth through eighth, and students attend Rancocas Valley Regional High School in Mount Holly for grades nine through twelve, alongside students from Eastampton, Hainesport, Lumberton and Mount Holly. Worth noting that Holly Hills is both a neighborhood here and the elementary school's name — the school was named for the community. Interstate 295 and Route 541 handle the driving, with the Turnpike close by at Exit 5.
