Condo & Townhome Living in Voorhees

Voorhees has the deepest attached-home market in Camden County — more than a hundred condo and townhome sales in a year, spread across two dozen associations that have almost nothing in common with each other. A one-bedroom flat from 1972 and a three-bedroom townhome with a garage and a basement are both "condos in Voorhees," and they are not remotely the same purchase. The communities below each have their own page with live inventory. What follows is what actually separates them, which is the part no portal will tell you.

Main Street is the cluster people picture first, built between 1988 and 1993 with addresses on Main Street itself. The mix runs flats and interior-row units at two and three bedrooms, including loft plans with the bedroom open to the living space below. It is the most centrally located attached product in the township and the one buyers ask for by name most often.

Piazza sits in the same stretch, built in 1992, and carries some of the largest attached floor plans anywhere in Voorhees — three bedrooms with three full baths, which is a house-sized program in a condo. Buyers who want the location but have written off condos as too small should look here before they rule the category out.

Promenade is the smallest of the three, built in 1988, two-bedroom flats on Main Street. It lists rarely — often only once or twice a year — which means a buyer who wants it specifically needs to be watching rather than shopping.

Hermitage is the newest attached community in the township, built in 1996 on Hermitage Drive, and it is the one that most resembles owning a house. Three bedrooms, two and a half baths, an attached garage and a full basement — the basement in particular is rare in South Jersey attached housing and is the reason this community holds its value the way it does.

Lakes at Alluvium is the top of the attached market here, built from 1988 into the late nineties on Champlain Drive and Sunshine Lakes Drive. Contemporary architecture, three bedrooms, garages and basements, and a wooded lakeside setting that reads far more like the detached side of Voorhees than like a condo association. It also carries the highest monthly fee of the group, which pays for exactly what you see.

Britton Place dates to 1985 and spreads across Britton Place and Lucas Lane, mostly two-bedroom flats. One thing to know going in: the MLS carries a second value, Britton Place North, on the same streets, so a search built on the exact name can quietly miss half the community.

Three Pond is the value play in the township, built 1972 to 1977 on Corbridge, Pendleton, Rowand and Thackary Courts. These are true townhomes at three and four bedrooms, interior and end-of-row, and they trade for less than one-bedroom flats do in some of the newer associations. For a buyer who needs bedrooms more than they need finishes, nothing else in Voorhees comes close.

Heritage Grove is the oldest of the group, built in 1972 along Echelon Road, running from one-bedroom flats up to a four-bedroom row unit. It is the most affordable way into the township, and the range within a single community is unusually wide — what you are buying depends heavily on which building and which plan.

La Bonne Vie was built between 1983 and 1985 on a set of short courts — Babe, Daniel, Gina, Jennifer, Sherry and Tracy — and runs one and two bedrooms. It is the entry point of the Voorhees condo market and the community most often bought by first-time buyers and by owners downsizing out of a house in the township who want to stay put.

Victoriana has the deepest inventory of any attached community here, built from 1983 into 2000 across Gregorys Way and Roberts Way. The product mix is unusually broad for one association — flats, end-of-row, interior row, bi-levels and loft plans — so two listings in the same community can be completely different homes. It is also the community most likely to have something available on any given day.

A note on the school district, because the records will confuse you: listings in these communities name either Voorhees Township Board of Education or Eastern Camden County Regional, depending on who wrote them up. That is not a split. Voorhees Township runs the elementary and middle years and Eastern Regional runs the high school, and every one of these communities is in the same arrangement.

Several smaller associations trade here without pages of their own, and the rest of the township — detached homes, the age-restricted communities, everything else — is on the Voorhees Township pillar. For where these have actually been closing, see recently sold homes.
