Condo & Townhome Living in Cherry Hill
Cherry Hill has the deepest attached-home market in Camden County, and unlike most towns there is no single complex that everyone funnels into. Four carry most of the volume and they are remarkably evenly matched: Chanticleer, Kings Croft, Tavistock and The Woods. Any of the four will usually have something available, and because they trade in a similar range the decision comes down to where you want to be in the township, how the association is run, and which floor plans you actually like — not price. That is a different shopping problem from most of South Jersey, where the answer is simply whichever community has inventory that month.
The newer end of the market is Garden State Park, the six hundred acres off Haddonfield Road where the racetrack used to stand. The street names still give it away — Champions Run, Breeders Cup, Preakness, Grandstand. It is the closest thing Cherry Hill has to walkable condo living, with shops and restaurants inside the development rather than a drive away, and it pulls a different buyer than the established garden-style communities. Inside those same six hundred acres sits Plaza Grande, which matters for one specific reason: it is the only age-restricted community in Cherry Hill. Not one of a few — the only one. If you are shopping 55+ here, that is the entire list, and knowing that saves you weeks of looking for options that do not exist. For a building rather than a complex, Barclay Towers is the high-rise.
Beyond the headline names, Cherry Hill has close to twenty distinct attached communities — garden apartments, two-story townhomes, courtyard clusters and everything between, spread from Erlton across to Kresson. Some list constantly and some surface twice a year. That range is the real advantage of shopping here: inside one township you can compare a starter condo, a three-bedroom townhome and a walkable newer build without changing school districts or tax rates. The catch is that monthly fees, reserve health and rental caps vary enormously between them, and those differences will affect your carrying cost and your resale more than the list price does. That is the part worth a conversation before you write an offer, and it is the part no portal will tell you. Everything currently for sale is above, straight from the MLS.
