Glassboro is a Gloucester County borough with a university at its center, and that one fact shapes everything about the housing market here. Rowan has grown from a state teachers' college into a major research university, and the Rowan Boulevard redevelopment stitched the campus directly into the old downtown — shops, restaurants and apartments where there used to be a gap. The town takes its name from the glassworks the Stanger brothers founded here in 1779, and it briefly held the world's attention in 1967, when President Johnson and Soviet Premier Kosygin met at Hollybush, a mansion that now sits on Rowan's campus.

The 55+ market here is genuinely fast — homes list and are gone. Two communities carry it. Village Grande at Camelot is the larger by a distance, a detached single-level community off Grande Boulevard with the deepest turnover in the borough. Reserves at Lake Oberst is the smaller and quieter of the two, out along Pintail Drive. If either is on your list, the practical advice is to be set up to move before you start looking, because the good ones do not sit.

Below that, Glassboro is a townhome town. High Street Estates, Richwood Crossing and Hidden Creek are the most active, with Doubletree, Olde Orchard, Beau Rivage, Enclave and Villages at Aura filling out a deep attached-housing market that most boroughs this size simply don't have. Detached buyers look to Chestnut Ridge, Willow Trace and Rolling Greens, generally in the three-to-five-hundred range.

And there is a real investor market, which is the part outsiders miss. A university of Rowan's size supports steady demand for duplexes and triplexes and for larger four-bedroom homes near campus — a different calculation from an owner-occupied purchase, and one worth running carefully before you buy. Route 55 and Route 322 put Philadelphia and the Delaware Memorial Bridge within reach, and the long-planned Glassboro–Camden rail line would run right through here.
