Living in Kings Grant

Kings Grant is the largest and best-known community in Marlton — big enough that residents give it as their address rather than the township, and varied enough that it functions more like a small town than a development. What holds it together is the amenity package, and it is genuinely unusual: lakes with beach and water activities, a community pool, tennis courts, and walking and biking trails running throughout, with clubhouse programming that runs all year. For a buyer looking at a two-bedroom condo, getting a lake and a beach with it is not a normal trade.

The thing to understand before you shop here is that Kings Grant is not one product. It contains a dozen distinct sections at genuinely different price points and in different formats — condominium flats, townhomes and full detached houses — all sharing the same amenities and the same address. If someone says they live in Kings Grant, the next question is always which part, because the answer changes the house, the fee and the number. What follows is that answer, section by section, from the entry point up.

Oak Hollow is where most people enter Kings Grant. These are compact one- and two-bedroom condominium units, and they turn over more than anything else in the community, which means there is almost always something to look at. First-floor end units come with private rear patios, and the section is unusual in offering private locked storage — a real consideration in a building type where storage is normally the first thing you give up. If you are buying your first place or scaling down to something you can lock and leave, this is the section to watch.

Shannon Greene sits just above it, on the courts running off Cranberry, Sweetfern and Teaberry. The units are tightly clustered in size, mostly two-bedroom, which makes the section easy to read: what you see in one is broadly what you get in the next. Woodlake is the townhome section along Woodlake Drive, and it spans more ground than any other attached pocket here — from small two-bedroom units up to three-bedroom homes approaching sixteen hundred square feet, some with basements, which is scarce across Kings Grant generally. Inverness Green rounds out the attached inventory on Eldon Way and the Inverness courts, and comes up for sale less often, so it rewards patience.

Two more sections carry real weight without being household names. Kings Mill, on Berkshire Way and Andover Court, is the strongest of the lesser-known pockets — three- and four-bedroom homes running toward two thousand square feet, many with basements and garages, and it trades often enough that a patient buyer will see several in a year. Waters Edge, built around Grand Banks Circle, is the upper-middle end of the attached market here: a compact community of around sixty-seven units, most of them larger than two thousand square feet, and it closes at the top of the townhome range in Kings Grant. Neither has a page of its own, and both are worth asking about directly, because they rarely stay listed long.

Then there are the pockets that almost never come up. Villa Royale is a genuinely desirable corner with its own pool and beach separate from the main amenity package, but inventory there is scarce — some years it produces a handful of sales and some years none at all. Walden Glen along Dorset Drive and Wintergreen on Dorchester Circle each turn over about twice a year, and Lakeview less than that. None of these are small in reputation; they are small in supply. If one of them is the section you want, the honest advice is to get on a watch list rather than wait for something to appear on a portal, because these tend to move before most buyers ever see them.

At the top sit the Kings Grant single-family homes, and they are the part of this community that gets overlooked most. Detached houses are scattered through Kings Grant rather than gathered in one corner — you will find them on the British and colonial courts, Queen Anne, Prince Charles, Prince Andrew, West Elizabeth, Canterbury, Dartmouth, Georgian, Monticello, Augusta, Adams and the Crown Royal streets, frequently on the same block as a row of townhomes. They run from modest three-bedroom houses right up to four- and five-bedroom homes near three thousand square feet with two-car garages and full yards. Same lakes, same beach, same trails, entirely different house.

Location does a lot of the work across all of it. Kings Grant feeds Rice Elementary and Marlton Middle, then Cherokee High School in the Lenape Regional district. The Promenade at Sagemore is minutes away for shopping and dining, and Routes 70 and 73 put the New Jersey Turnpike and I-295 within easy reach — Philadelphia one direction, the shore the other. If Kings Grant turns out not to be the fit, the wider Marlton condo and townhome market and the township's 55+ communities are both worth a look, and Marlton Lakes is the only other address in town built around water.
