The Single-Family Side of Kings Grant
Kings Grant is the largest community in Marlton, and most people picture it wrong. Search the name and you land on townhomes and condos, because that is what turns over most often. But a substantial share of Kings Grant was built as detached single-family housing — real yards, two-car garages, four and five bedrooms — and it sits on its own streets at the top of the community's price range. If you have been looking at Kings Grant and wondering where the houses are, this is where they are.
You can find the single-family side by the street names. The builders leaned British and colonial: Five Crown Royal and Four Crown Royal, Queen Anne Court, Prince Charles and Prince Andrew, West Elizabeth, Canterbury, Dartmouth, Georgian, Monticello, Augusta and Adams. Drive those courts and the character changes immediately from the attached sections — wider lots, mature trees, driveways instead of assigned parking, and a cul-de-sac layout that keeps through traffic out.
The housing stock spans a wide range, which is unusual inside a single community. At the smaller end are three-bedroom homes in the twelve-to-sixteen-hundred-square-foot range, often without a garage, that function as some of the more attainable detached housing anywhere in Evesham Township. At the upper end are four- and five-bedroom homes pushing three thousand square feet with two-car garages and full-size backyards. Basements are the exception rather than the rule, so storage tends to live in attics, garages and the additions many owners have built over the years.
What holds the community together — and what the detached buyers are really paying for — is the amenity package. Kings Grant is built around lakes with a beach and water activities, plus a community pool, tennis courts, and miles of walking and biking trails threading between the sections. The clubhouse runs programming year-round. It is the closest thing Marlton has to lake living outside of Marlton Lakes, and unlike a private lakefront community, every Kings Grant address gets access.
It is worth understanding how the single-family streets relate to the rest of the community before you commit. Oak Hollow is the entry point, with compact one- and two-bedroom units and private storage. Shannon Greene and Woodlake sit in the middle on the townhome side, and Inverness Green rounds out the attached inventory. Smaller pockets like Walden Glen along Dorset Drive and Wintergreen on Dorchester Circle rarely come up for sale at all. The detached streets are the step up from all of it, and they trade accordingly.
Location does a lot of the work here. Kings Grant feeds Rice Elementary and Marlton Middle, then Cherokee High School in the Lenape Regional district. The Promenade at Sagemore is minutes away for shopping and dining, and Routes 73 and 70 put the New Jersey Turnpike and I-295 within easy reach — Philadelphia one direction, the shore the other. If detached is not the fit, the Marlton condo and townhome market and the township's 55+ communities are both worth a look.
