Marlton has one of the deepest attached-home markets in Burlington County — more than twenty distinct communities inside a single township, spanning everything from a one-bedroom garden condo to a three-bedroom townhome with a finished basement and a garage. Evesham Township built most of this stock across the seventies, eighties and nineties, and the result is a market where two communities a mile apart can be completely different buys. Sorting out which is which before you tour is most of the work, so here is how it actually breaks down.

Start with Kings Grant, because it is less a community than a small town inside Marlton — and because of what comes with the address. Kings Grant is built around lakes with beach and water activities, plus a community pool, tennis courts, walking and biking trails, and clubhouse programming that runs all year. That amenity package is why these homes hold their value, and it is not something you find attached to a two-bedroom condo very often anywhere.

Kings Grant contains several distinct sections, and knowing which one you are looking at changes everything. Oak Hollow is the busiest and the most accessible — first-floor and upper units, one to three bedrooms, many with a private rear patio and a locked private storage unit, which is the detail condo buyers forget to ask about and then miss. Shannon Greene sits alongside it at a similar entry point. Woodlake and Inverness Green are the larger townhome side. Same lakes, same trails, same envelope — four genuinely different purchases.

Outside Kings Grant, Delancey Place is the volume leader and the one buyers ask for by name. It is the cleanest expression of what a condo is supposed to do: no lawn care, no snow removal, no exterior maintenance, and two bedrooms upstairs with a private bath and a walk-in closet off the primary. If low-maintenance is the actual goal rather than a particular street, this is usually where the search lands. Whitebridge is the other name with steady demand at a similar point.

A step up, Ardsley Walk is the volume story in townhomes and has a feature almost nothing else here offers: a staircase leading from the primary bedroom up to a private loft, which owners use as an office, a reading nook or a TV lounge. Add a wood-burning fireplace, attic and exterior storage and a one-car garage with direct interior access, and the end units backing to woods are worth waiting for. Barton Run and Marlton Village occupy the same middle band.

The upper end is where Marlton surprises people. Tanglewood is the marquee name — end units backing and siding to woods, finished basements, gas stone fireplaces, center-island kitchens and large private decks over a wooded backdrop. Listing agents there routinely note that homes rarely become available, and that is not puffery; the inventory is genuinely thin. Vineyards at Greentree is the other one, on wine-named streets with vaulted ceilings, upper-level laundry and its own clubhouse, pool, park and tennis courts a short walk away. Above those sit Ravenswood, Reserve at Marlton and Marlton Woods, which run past twenty-five hundred square feet and trade more like single-family homes than condos.

Below the headline names, Marlton has an unusually long tail — Marlton Meadows, Marlton Meeting, the Hollows and Berkshire Woods, plus Reynards Run, Hearthstone, Ravenscliff, Winding Brook, Forest Glen and the Orchards. Several list only a handful of times a year, so if one of them is where you want to be, watching beats searching.

Whatever tier you land in, two questions matter more than anything inside the unit. What the monthly fee actually covers — roofs and siding especially, because on stock built forty or fifty years ago those are the expensive ones, and a low fee that excludes them is a deferred bill rather than a bargain. And whether the community is FHA approved, because some here take conventional, cash or VA only, and discovering that after an accepted offer is a bad afternoon. Marlton itself is the constant underneath all of it: Rice Elementary, Marlton Middle and Cherokee High, the Promenade at Sagemore for shopping and dining, and Routes 70 and 73, the Turnpike and I-295 within easy reach.
