Single-story living behind a gated entrance in Southampton Township — every Leisuretowne listing, live from the MLS.
Leisuretowne is the largest community in Southampton Township by a wide margin, and it is the reason this Pinelands township has one of the deepest active-adult markets in Burlington County. It is not a handful of villas attached to a subdivision. It is a full community — hundreds of homes, its own gate, its own amenities, and steady enough turnover that you can genuinely shop it rather than wait for something to appear.
Start with what the association fee buys here, because it is unusual enough that most buyers do not believe it at first. Across Leisuretowne the monthly is low and it is close to identical on every home — and it covers a pool, a health club, a recreation facility, a security gate, and the community's own bus service, with an alarm system included on a number of homes. Grounds, common area and management are in there too. A gated active-adult community running its own transportation at that monthly is not a normal find in this county, and a fee schedule that does not change from street to street means you can compare two Leisuretowne homes on the house itself rather than on the fine print. That is rare. In most of the communities across this county the fee inside a single neighborhood swings by a factor of two or more.
The homes are the other thing people get wrong before they visit. Leisuretowne is overwhelmingly detached and single-story — Ranch and Rambler plans built from 1971 through the mid-eighties, most with garages, and essentially none with basements. These are not attached villas and they are not stacked flats. You get your own walls, your own driveway and your own lot, on one level, which is the specific thing most people are actually looking for when they say they want to downsize. There is a smaller number of twins, interior rows and end-of-row homes mixed in for buyers who want something more compact, plus the occasional Cottage, A-Frame, Raised Ranch and Straight Thru among the ranchers.
The layout runs on English place names, which makes the community easy to learn once you have driven it: Dorchester Drive, Huntington Drive, Buckingham Drive, Chatham Place, Sheffield Place, Kingston Way, Westminster, Farrington Court, Narberth Place, Gramercy Place, Chelsea Place, Sherwood Place, Saint Davids Place, New Castle Drive, Heather Place and Dunstable Road. Two and occasionally three bedrooms, one to two baths, and floor plans that vary more than the exteriors suggest — a good number of these homes have been opened up, added onto or reworked inside over fifty-odd years, so two houses on the same street can live very differently.
Because Leisuretowne is built almost entirely on one level, it also skews the whole township's numbers. Southampton carries far more ranch homes than a rural Pinelands township normally would, and Leisuretowne is why. That matters beyond the age-restricted buyer — but inside the gate, age restriction is the point, and it is what keeps the community quiet, keeps the amenities used, and keeps turnover steady rather than seasonal.
Turnover is worth a word of its own. Leisuretowne trades constantly — more homes in a year than most whole townships nearby — which means two things for a buyer. There is almost always inventory, so you are not competing for the only listing in the community. And prices here are unusually well established, because there is a genuine volume of comparable sales rather than one or two a year to guess from. Both of those work in your favor, and neither is true of the smaller active-adult communities scattered around this end of the county.
One practical note about the mail, because 08088 is a crowded ZIP. It covers Southampton, Shamong and Tabernacle — three separate townships with three separate tax rates. Part of Southampton also carries a Vincentown mailing address rather than a Southampton one, and Vincentown is a village inside this township, not a municipality of its own. Neither the ZIP nor the mailing city tells you which town a home is in. Leisuretowne is in Southampton Township, and everything on this page is scoped to the community itself.
If Leisuretowne is not quite it, Springwood at Leisure is the township's smaller second age-restricted option, and both feed the wider 55+ inventory here. If you want single-level living without an association, ranch homes covers the rest of the township, and homes under $300K takes in Hampton Lakes, Vincentown Village and the manufactured communities. At the other end, homes on an acre or more is the estate side — Eagles Mere, Tranquility Ridge and the wooded parcels along Burrs Mill and Buddtown Roads. To see what has closed in Leisuretowne rather than what is asking, start with recent Southampton closings or the market report.
